SK&A’s work on The Residences at Tidelock was recognized with a Merit Award in the Renovation Over $75 Million category at the 2026 SEA-MW Excellence in Structural Engineering Awards Gala, held February 28 before more than 150 members and guests of the Structural Engineers Association of Metropolitan Washington (SEA-MW).
The awards program recognizes outstanding structural engineering achievement based on technicality, innovation, sustainability, and collaboration—highlighting projects that overcome complex challenges while advancing the built environment.
Located in Alexandria, VA, along the Potomac River waterfront, The Residences at Tidelock involved the adaptive reuse, vertical expansion, and renovation of three existing four-story office buildings originally constructed in 1983. The project transformed the property into an eight-story condominium building and a nine-story apartment building, delivering 270,000 square feet of residential space, including 65 condominium units and 169 apartment units within a dynamic mixed-use setting.
The complexity of integrating new structure with a 1980s-era framing system—while working within the constraints of an occupied urban waterfront site—required detailed investigation, phased coordination, and continuous collaboration among the design and construction teams.

The project was developed by Community Three Development and Whitaker Investment Corporation, designed by Torti Gallas + Partners, and constructed by Clark Construction, with SK&A providing structural engineering services.
