Riggs Crossing Affordable Senior  Living Opens

SK&A joined Mayor Muriel Bowser, developer True Ground Housing, architect Torti Gallas + Partners, and general contractor DAVIS Construction on April 30, 2025, to cut the ribbon on Riggs  Crossing Senior Residences: a 93‑unit, all‑affordable community designed specifically for residents 55+ years old. The grand‑opening ceremony recognized how close public‑private collaboration can transform an underused corner of Ward 4 into a vibrant, transit‑oriented hub for aging in place.

Community‑focused design

Situated on a 0.75‑acre site adjacent to Fort Totten Metrorail, the four‑story building places seniors within easy reach of neighborhood amenities. A ground‑level concrete podium supports 10,000 SF of retail and three levels of Type 5A wood framing above provide a mix of studios, one, and two‑bedroom apartments tailored to varying needs and incomes. Residents also enjoy a club room with a demonstration kitchen and patio, fitness and wellness suites, a library, and a 900‑SF community room that opens to outdoor gathering space.

Sustainability at the forefront

Riggs Crossing is on track to achieve Enterprise Green Communities Plus certification and Zero Energy Ready Homes performance. Green roofs topped with solar panels, an energy‑efficient mechanical system, and a high‑performance envelope work together to curb operational carbon, while the concrete‑over‑podium structural solution optimizes material use and longevity.
