The nearly three-million-square-foot Portals complex moves closer to completion at the gateway to Washington’s monumental core.
Portals IV reached a major construction milestone on August 27, 2026, as the project team gathered to celebrate the topping out of the new residential tower at 1301 Maryland Avenue SW.
The milestone comes just over a year after the project’s June 2025 groundbreaking. The 525,000-square-foot, $260 million development will bring 356 market-rate residences to a prominent site overlooking the Tidal Basin, Potomac River, National Mall, and Washington’s monuments. Designed as a companion to the neighboring residential tower at 1331 Maryland Avenue, the building will complete the nearly three-million-square-foot Portals mixed-use complex, one of the District’s largest public-private development partnerships.
Planning for this massive development traces back to the 1980s. Since then, The Portals has evolved to include three Class-A office buildings, the Salamander Hotel, and neighboring residence 1331. Portals IV represents the concluding phase of that long-term vision.
Planned amenities include a rooftop pool and terrace, outdoor grills and firepits, a piano lounge, coworking areas, fitness facilities, a dog spa and park, and a game lounge with a sports simulator. Completion is anticipated in 2027.
