The transformation of Buzzard Point continues to take shape, with the first phase of The Stacks earning a 2026 CoStar Impact Award for Multifamily Development of the Year.
Developed on a former industrial site, this initial phase introduces a trio of residential buildings named Everly, The Byron, and Colette. Together, they bring more than 1,100 new housing units to Southwest D.C. The project reflects a large-scale, coordinated effort to reimagine underutilized land into a dynamic urban environment, with more than 10% of units designated as affordable housing.
Each building offers a distinct residential experience, while ground-floor retail activates the streetscape and brings daily energy to the neighborhood. At full buildout, The Stacks is expected to deliver approximately 2 million square feet of mixed-use space, including residential, retail, office, and hotel components.
“This large-scale residential development has fundamentally reimagined Buzzard Point, evolving it from an industrial and sports-focused area into a vibrant mixed-use neighborhood where people live, work, and play. The project’s architectural innovation and thoughtful public space design have drawn architects and developers from across the country seeking inspiration for their own developments.” ~ Tammy Shoham, director of research for JLL.
SK&A appreciated the opportunity to contribute structural engineering services as part of the project team with Akridge, National Real Estate Advisors, Gensler, Morris Adjmi Architects, Eric Colbert & Associates, and Handel Architects.
