We joined development and design partners on May 8, 2025, to celebrate the groundbreaking of Brooklyn & Church, a landmark project transforming the former Duke Energy headquarters into 448 luxury apartments and vibrant retail in Uptown Charlotte.
This $250 million redevelopment marks Charlotte’s first-ever office-to-residential repositioning, signaling a bold shift in how underutilized commercial buildings can be reimagined for the city’s future. Located just steps from the Carolina Panthers’ Bank of America Stadium in the heart of the City Center, the project will re-envision two connected buildings—originally constructed in 1977 and 1988—into modern, amenity-rich residences totaling roughly 800,000 sf with ground-floor retail and a new three-story retail building at the front of the site. The buildings form an L-shape and are being structurally treated as a single entity, connected via expansion joint.

Led by Asana Partners, MRP Realty, and Rockefeller Group, the project team includes architects SK+I Architecture and Morris Adjmi Architects, with Balfour Beatty as the general contractor. SK&A is providing structural engineering and building enclosure consulting services for the redevelopment, supporting both the residential conversion and the new retail structure.
Completion is expected in late 2027, with plans for a mix of one- and two-bedroom apartments averaging 880 SF, expansive windows, balconies for most units, and rooftop amenities including a gym, coworking space, pet run, and spa. The existing underground parking garage will remain, offering 500 spaces for residents.
In addition to the residential units, the development will bring 55,000 SF of new retail space, with Asana targeting a curated mix of restaurant, food-and-beverage, and lifestyle brands to energize this high-visibility location. A 60-foot-wide pedestrian walkway will bisect the block, encouraging foot traffic between the retail and multifamily portions of the site.
