The Claret Earns CREW DC Multifamily Development Award

The Claret, a boutique, Class-A multifamily community at 950 3rd Street NW in Washington, DC, was honored with a CREW DC Project Excellence Award of Merit in Multifamily Development. Rising 13 stories in the Mount Vernon Triangle neighborhood, The Claret delivers approximately 127 residences plus a penthouse level within an upscale, hospitality-inspired environment. As structural engineer for the project, SK&A worked alongside an exceptional team led by developer Community Three, architect Davis Carter Scott (DCS Design), and general contractor James G. Davis Construction (DAVIS) to help transform a former parking lot into a contemporary, amenity-rich residential destination.

Built Around a Heritage Tree

One of the project’s defining features is its commitment to preserving a nearly 100-year-old Heritage tree on site. Rather than removing this longstanding natural landmark, the building’s massing was carefully notched and shaped around the tree, integrating it into the project’s open space and identity. This design decision created unique structural and construction challenges—especially for excavation and shoring in close proximity to the root zone—but ultimately delivered a distinctive streetscape and a powerful example of how urban infill development can respect existing natural assets.

Advancing ESG and Sustainable Design

The Claret is a LEED-certified project that exemplifies innovation in ESG and industry best practices. Sustainable design strategies include a vegetated roof, EV charging infrastructure, and a high-performance building envelope, all working together to support energy efficiency and long-term durability. The project team also addressed unsuitable soils and limited site access through close coordination and problem-solving, ensuring the building could be delivered on budget without compromising performance or design intent.
