




TideLock
TideLock features the adaptive reuse, vertical expansion, and renovation of three existing four-story office buildings into an eight-story condominium and a nine-story apartment building along the Potomac River waterfront. Constructed in 1983, the existing office buildings in Old Town Alexandria North feature composite structural steel framing above-grade, and conventionally reinforced concrete at the two below-grade levels. The project program consists of 270,000 sf of residential space featuring 65 condominium units and 169 apartment units, incorporating sustainable design elements while delivering modern living spaces in a dynamic, mixed-use environment.
The five-level vertical expansion program included new composite steel framing, as well as the strengthening of the existing building for both gravity and lateral loads. Despite the reduction of the floor loads from office use to residential, the addition of five levels triggered the strengthening of the existing steel columns and base plates, concrete columns, and concrete foundations. Since the original building did not have a considerable existing lateral system, new concrete shear walls, steel braced frames, and steel moment frames were introduced.
