DCHA HQ Transformed Into High-Rise Apartments

On August 29, 2024, CBG Building Company hosted a Project Close-Out party to celebrate the completion of The Iris, a multifamily high-rise at 7 M St. NE in Washington, DC. Catherine Pastoor, PE, SE, and Maurice O’Connor, PE of SK&A Structural Engineers were delighted to join CBG and other members of the design and construction team for the rooftop event.

The Iris, located in the NoMa neighborhood on the site of the former DC Housing Authority headquarters, is a 13-story, 430-unit structure and the first building in the multi-phase 1133 North Capitol Development. This 380,000 SF post-tensioned concrete building features two levels of below-grade parking, residential units with 9-foot ceilings, and rooftop views of the Capitol and Washington Monument. The project targets LEED Gold certification.

The site, previously home to industrial space before becoming the DCHA offices, is now being revitalized by MRP Realty through a massive three-phase redevelopment project. The first phase, which includes The Iris, broke ground in the summer of 2022 and represents a significant transformation at the intersection of M St. and North Capitol.
