Topping Out The Stacks at Capitol Riverfront

On August 2nd, 2023, Clark Construction threw the Topping Out party for Phase One of The Stacks, a 2.7 million square foot multi-phase development located right beside Audi Field in the Capitol Riverfront’s Buzzard Point neighborhood. SK&A joined Akridge, National Real Estate Advisors, Gensler, Morris Adjmi Architects, Eric Colbert & Associates, Handel Architects, and Baker Concrete Construction for the celebration.

The timing for this Topping Out event marks the milestone of completing the structural concrete for Building B, with Buildings A and C still to follow. These high-rise flat-plate post-tensioned residential buildings will be connected by pedestrian bridges offering sweeping views of the area. The Stacks Phase One totals 1.1 million square feet and features 1,100 rental apartments and 35,000 square feet of retail. There is also a 300,000-square-foot, below-grade, cast-in-place concrete parking garage.

Akridge held the groundbreaking for this development in May of 2022. Matt Klein, the President of Akridge, described the development at that time saying, “The Capitol Riverfront is an international model of mixed-use, waterfront development, and Buzzard Point is one of the final sections to be developed on this side of the Anacostia River. We purposefully selected different architects to provide unique perspectives for each element and they have carefully designed the buildings to feel like a neighborhood built over time” (PR Newswire, 2022).

Since breaking ground, Clark Construction says that “concrete crews have placed a combined 66,000 cubic yards of concrete to shape the three 14-story towers changing the skyline of Buzzard Point. With this [Building B Topping Out] milestone complete, the team will finish concrete operations on Building A and Building C and then shift its focus to completing the building envelope and interior work” (PR Newswire, 2023).
