Rambler College Park has been getting attention in Student Housing Business and Multi-Housing News as LV Collective and investment partner Harrison Street advance plans for a 340,000‑square‑foot, mixed‑use student community just off Baltimore Avenue, a short walk from the University of Maryland. The joint venture expects to break ground later this year and deliver the project in fall 2027, bringing 1,003 beds in 288 apartments to a market the developers note is facing growing enrollment and “constrained” student‑housing supply.
Beyond its scale, the community stands out for a street‑level retail program, as 13,715 square feet designed to welcome back long‑time Campus Village Shoppes tenants. Plans also call for a Daydreamer Coffee shop, a second‑floor co‑working mezzanine, an outdoor terrace featuring a hot tub and Jumbotron, plus a wellness hub with fitness center, yoga studio, and cold‑plunge pool.
One signature element will be a community center conceived with the Lakeland Civic Association and the Lakeland Community Heritage Project. The space will include a library and archive preserving the history of Lakeland, an historic College Park neighborhood, alongside flexible areas for art shows, presentations, and neighborhood gatherings.
A proven team is guiding the effort: WDG Architecture as architect of record, John Moriarty & Associates as general contractor, and Variant Collaborative leading interior design. SK&A Structural Engineers will provide the structural design. With entitlements and financing in place, the project is poised to transform a high‑profile site into an amenity‑rich home for more than a thousand future Terps while celebrating College Park’s local heritage.
