Topping Out the First PHIUS Housing Project in DC

34Fifty Apartments, located a few blocks from the Anacostia River at 3450 Eads Street NE in Washington, DC just topped out. This Affordable Housing building will feature 49 Net-Zero Ready units, including several family-sized apartments. SK&A Structural Engineers joined Torti Gallas, MCN Build, and the Neighborhood Development Company for the celebration.

The groundbreaking was just held in July of 2023, at which time the developer, Neighborhood Development Company stated, “The project is truly green, with construction being completed with environmentally conscious technologies as well as offering the opportunity for eventual occupants to realize significant savings in utility costs and minimize their carbon footprint” (https://neighborhooddevelopment.com/a-groundbreaking-in-innovative-real-estate-development/). The 4-story building has a partial concrete podium over ground-floor parking. The rest of the project is stick-built wood-framed type 5A construction.
