The Stacks

The Stacks is a 2.7 million sf mixed-use development located adjacent to Audi Field in the Capitol Riverfront neighborhood’s Buzzard Point district. Phase I of the development encompasses approximately 1.1 million sf and includes more than 1,100 residential units across three buildings: Everly, The Byron, and Colette, along with 90,000 sf of amenity space and 35,000 sf of retail.

The buildings offer a mix of studio, one-, two-, and three-bedroom layouts, as well as both market-rate and affordable housing. Key features include rooftop pools with panoramic views, indoor and outdoor terraces with fire pits, fitness facilities, coworking lounges, and a pet spa. The development features high-rise, flat-plate, post-tensioned residential structures connected by pedestrian bridges that provide expansive views of the surrounding area. A 300,000 sf, below-grade, cast-in-place concrete parking garage also serves the development.

Due to the building’s proximity to the Anacostia River and Potomac River, it was necessary to design the basement walls to resist full hydrostatic pressure based on the 100-year flood elevation at the site. In addition, in areas of the garage where the basement foundation mat had lower load demand, approximately 400 tension piles were drilled and connected to the mat to resist uplift in the event of flooding.
