Garage Repairs
The parking garages at the Crystal Park office complex consist of five garages ranging from two to four-story below-grade cast-in-place concrete with the elevated slabs consisting of a combination of waffle slab, one-way joist slab, and flat slab conventionally reinforced cast-in-place concrete deck construction. The garages were originally constructed between 1984 to 1988 and have a total area of approximately 1,455,550 sf with over 964,200 sf being elevated slab. A condition assessment of the garages revealed that the structural concrete slabs, beams, walls, and columns of the garage had experienced significant concrete deterioration due to corrosion of embedded reinforcing steel from over 30 years of exposure to salt laden moisture from vehicles. Open expansion joint gaps, unsealed cracks, and the lack of global waterproofing of the structural slabs contributed to the ongoing deterioration.
A comprehensive garage restoration program was designed, bid on, and executed by a qualified local contractor with the work completed in phases while the buildings remained occupied and the garages partially open for use. Extensive partial and full depth concrete slab repairs and vertical/overhead repairs to beams, walls, and columns were completed on a unit price basis. The isolated drain body and piping repairs were completed in conjunction with the concrete repairs. Waterproofing steps included routing and sealing all large cracks and construction joints and sealing of expansion joint gaps. For long-term global protection of the structure, a surface applied corrosion inhibitor and a urethane-based waterproofing membrane system was applied over all elevated deck areas. The project scope also included full re-painting of the garage ceilings, walls, and columns and replacement of the garage lighting.
