Symphony Square
The Symphony Square mixed-use development is located in Austin’s Innovation District and features two towers occupying a city block. The taller 32-story tower, called “The Waller,” includes a mix of 388 residential units, ranging from micro-studio to three-bedroom apartments. Amenities include a two-story fitness center, lap pool, yoga room, lounge, ground-floor coffee shop, and a rooftop exterior sky lounge. The residential high-rise is a concrete building with 7’’ thick post-tensioned slabs.
The adjacent seven-story, 160,000 sf office tower, called “1121 at Symphony Square,” features 4,000 sf of ground floor retail and restaurant space. It is a conventionally reinforced concrete structure with 8’’ slabs and 12’’ drop panels. Building amenities such as a terrace, fitness center, and pool deck are also included.
The structures have four levels of below-grade parking and are connected by a steel-framed skybridge on the fifth floor. The buildings’ angular geometry accommodates Austin’s capitol view corridor requirements. Zero lot line foundations were utilized along the perimeter of the structures to accommodate construction in the dense urban environment, and strategically placed concrete shear walls were utilized at the elevator and stair core to provide lateral load resistance.
