Iris O4W Apartments – Roof Moisture Survey

A nondestructive roof moisture survey was performed for the existing low-slope roof systems at the Iris O4W Apartments. The purpose of the investigation was to evaluate the roof’s general condition, identify concealed areas of elevated moisture, and provide repair and capital planning recommendations to support informed decision-making and risk mitigation. The survey evaluated approximately 57,756 sf of roofing using capacitance/impedance scanning and supplemental infrared thermography, performed in general accordance with ASTM D7945. Fieldwork included a systematic 5’ x 5’ grid scan with targeted re-scanning to define moisture “hot spots” and patterns of moisture accumulation.

A plan-view moisture map was provided along with photographic documentation and a decision-making framework to help the client prioritize next steps, including localized repairs, selective destructive verification, and capital planning guidance. The survey also provided the client with actionable, mapped data to reduce uncertainty, prioritize repairs, and plan proactively—supporting better budget control and minimizing the risk of ongoing moisture-related deterioration.
