Chateau at Boca Grove Milestone Inspection

Constructed in 1989, the Chateau at Boca Grove is a five-story, 27-unit condominium complex comprised of a combination of cast-in-place concrete and structural steel. The building features one partially below-grade parking garage level, which is bounded by cast-in-place concrete foundation walls throughout the perimeter. The perimeter foundation walls and columns are supported by typical concrete spread footings and wall footings beneath the ground floor slab-on-grade. The five elevated floors are generally comprised of a composite floor system with cast-in-place concrete on steel decking, known as the Epicor Multi-Story Residential Composite Floor System. The roof structure is comprised of structural steel including wide-flange beams and open-web steel bar joists and the building façade consists of an exterior insulation finish system (EIFS).

The Chateau at Boca Grove received a Phase I Milestone Inspection notice from Palm Beach County in February 2024 and retained SK&A to conduct the inspection. Under Chapter 553 of the State of Florida Building & Construction Standards, Section 553.899 “Mandatory Structural Inspections for Condominium & Cooperative Buildings,” a visual inspection was conducted for the building structure, parking garage facility, exterior façade, balconies, roofs, and other building elements. In addition to the visual inspection, a thorough review was performed of the original construction documents along with previously completed engineering assessment and repair documents. After the inspection, it was determined that a Phase II Milestone Inspection was not required due to the lack of substantial deterioration. The inspection and report submission were completed by the end of April 2024 to ensure a timely response to the Palm Beach County inspection notice.
