The Tower Building at Tower Oaks
The Tower Building is a 10-story office tower located alongside the I-270 “Tech” corridor in Maryland. Situated on 12 acres of the larger 200-acre Tower Oaks mixed-use development site, the award-winning landmark office building encompasses 275,000 sf of office space and was adapted to the General Service Administration’s (GSA) Federal Office Building Standards for occupancy by Health and Human Services. A post-tensioned concrete building, the project also features a separate three-level, 300,000 sf parking structure for 780 cars.
The building was originally conceived in 1998, prior to the development of the U.S. Green Building Council’s (USGBC) LEED standards. In 2001, the project received the City of Rockville’s first ever Environmental Excellence Award for Corporate Leadership in Green Building and later received LEED Silver certification in 2009. The project was also awarded the National Association of Industrial and Office Park’s (NAIOP) Award for Excellence in the “Suburban Office” category in 2003. The building was highlighted in David Gissen’s book entitled, “Big & Green” and was featured in a National Building Museum’s exhibit on sustainable architecture.
