On February 8, 2024, Balfour Beatty threw the Topping Out party for the South Bell West Tower in Arlington, Virginia. SK&A Structural Engineers joined JBG Smith and SK+I Architecture for the celebration.
Located in National Landing, at the corner of Route 1 and 20th Street, this 25-story residential high-rise will include 355 apartment units and 12,000 square feet of ground-level retail. It is slated for delivery in Q2 2025. This “West Tower” at 2000 South Bell is only half of the story. Another 19-story “East Tower” just topped out in August 2023 and will feature an additional 420 residential units. Both towers have two levels of below-grade parking and are targeting LEED Gold certification. However, the towers are distinct in look and feel, with designs by two different architecture firms: Kohn Pederson Fox (KPF) for the West Tower at 2000 South Bell St. and STUDIOS for the East Tower at 2001 South Bell St. SK+I served as the architect of record for both towers and SK&A provided full structural design services for both towers, totaling over 650,000 gsf.
Bryan Moll, Executive Vice President of Development at JBG Smith, described the construction of the two towers as “a major milestone in National Landing’s ongoing transformation [that] delivers on our pledge to build new housing in lockstep with Amazon and Virginia Tech’s growth in the neighborhood” (BLDUP, 2022). Moll went on to say, “We are leading National Landing’s transformation into a premier urban community animated by diverse residences, high-end offices, exciting retail and welcoming parks and open spaces” (Steele, 2022).
