Big news from the Southwest waterfront: Republic Properties has officially broken ground on Portals IV, a 356-unit luxury apartment tower at 1301 Maryland Ave SW. When it delivers in 2027, the residence will complete the 3-million-square-foot Portals development, one of the District’s largest public-private partnerships, and joining three Class-A office buildings, the Salamander Hotel, and sister residence 1331 to create a vibrant mixed-use hub overlooking the Tidal Basin and the city’s monumental core.
SK&A is pleased to provide structural design for Portals IV. Our team members, David Pirnia, PE, and Anna Bohlmann, EIT were on site June 16 to celebrate the ceremonial shovel moment alongside Mayor Muriel Bowser, Republic Properties, design architect WDG Architecture, and builder Balfour Beatty.
The 525,000-square-foot tower will echo the high-end experience of its neighbor with an expansive rooftop pool, sky terrace with grills and firepits, piano lounge, coworking suites, fitness center, dog spa and park, and a game lounge complete with sports simulator. These amenities, paired with sweeping views of the waterfront, will add sought-after housing to Southwest DC’s rapidly evolving skyline.
