The Views at Clarendon / V Point Apartments

A mixed-use, reinforced concrete building with a church located on the first two levels and 46 apartments, including 70 affordable housing units, on the upper eight floors.  The project, a collaboration between Arlington County, the First Baptist Church of Clarendon and the Arlington Partnership for Affordable Housing, required the demolition of a major portion of the existing church facility but preserved the structure’s steeple and narthex. 

New facilities for the church, including a sanctuary, were incorporated into the new 10-story, masonry building.  The project also includes a major renovation to the existing  three-story education wing at the rear of the site, as well as a new three-story below-grade parking garage. 

The Tower Building @ Tower Oaks

A 10-story office tower located alongside the I-270 “Tech” corridor in Maryland.  Situated on 12 acres of the larger 200-acre Tower Oaks mixed-use development site, the award-winning landmark office building encompasses 275,000 sf of office space and was adapted to the General Service Administration’s (GSA) Federal Office Building Standards for occupancy by Health and Human Services.  A post-tensioned concrete building, the project also features a separate three-level, 300,000 sf parking structure for 780 cars.  

The building was originally conceived in 1998, prior to the development of the U.S. Green Building Council’s (USGBC) LEED standards.  In 2001, the project received the City of Rockville’s first ever Environmental Excellence Award for Corporate Leadership in Green Building and later received LEED Silver certification in 2009.  The project was also awarded the National Association of Industrial and Office Park’s (NAIOP) Award for Excellence in the “Suburban Office” category in 2003.  The building was highlighted in David Gissen’s book entitled, “Big & Green” and was featured in a National Building Museum’s exhibit on sustainable architecture.

Ritz Carlton Residences

Situated on Baltimore’s Inner Harbor is the Ritz-Carlton’s luxury, waterfront condominium complex, the company’s first fully residential offering.  Contextually designed to complement the surrounding Federal Hill’s neighborhood’s architecture, the mixed-use complex includes 550,000 sf of residential, retail, restaurant and clubhouse spaces and 200,000 sf of underground parking for 406 cars as well as residential storage areas.

Structures within the project range from four to six-stories and feature multiple amenities, including a private 20-slip marina, private waterfront gardens, valet parking, a spa/salon, fitness center, indoor pool, private screening room, residents lounge, game/billiards room and more.

Safeway at Petworth, Georgia Avenue, NW

The redevelopment of this former Safeway grocery site off of Georgia Avenue in Washington, DC, provides a new mixed-use, multifamily development anchored by a brand-new, state-of-the-art Safeway.  Located near the Petworth Metro station, the contemporary-designed building features five levels of residential construction (with a small two-story wing) over ground-level retail space and two levels of underground parking for 215 cars.

The ground level retail and residential lobby have entrances on Georgia Avenue in addition to vehicular access into the residential parking garage.  A 15-foot-wide alley provides access to Safeway’s customer parking and loading dock off of Randolph Street.  The residential portion of the building includes 204 dwelling units and the retail area is approximately 60,400 sf.  The building’s construction is wood-frame (Type III-A), supported on a poured-in-place concrete podium (2nd floor, roof over retail, and courtyard).

Pike & Rose (White Flint Metro)

Built on top of the former Mid-Pike Plaza commercial site, this 28-acre urban mixed-use development is located off of Rockville Pike near to the White Flint metro.  At full build-out will include 3.4 million sf of construction, comprised of high-rise, mid-rise, low-rise, and podium structures designed by three separate architectural firms to promote distinctive designs and architectural styles.

The complex features: 1.1 million sf of office space, 1.7 million sf of residential, a 90,000 sf hotel, 430,000 sf of retail and 4,000 parking spaces.  Project phasing is programmed into twelve blocks starting with Phase 1 that features 150,000 sf of retail, an iPic theater, 490 residential units and 80,000 sf of office.

Garanti Bank Headquarters / Olive Grove Towers

Located in Istanbul, Turkey, the Olive Grove Towers is a 30-story modernist designed, high-rise building of glass and reinforced concrete that houses the Garanti Bank headquarters.

The distinctive semi-circular architecture of the building is eye-catching to the passerby, both day and night.  The building features 20 office levels, eight parking levels, and two levels of retail/lobby space.  The structure was designed as a reinforced concrete frame with shear walls to resist severe earthquake forces.

North Gate at Falls Church

Located near the East Falls Church Metro station off of Route 29, this project is an urban-style, mixed-use development with four levels of luxury apartments, office space and ten 3-story townhouses supported by a second floor concrete plaza deck over ground floor parking and retail.  Below-grade are two levels of parking.

The upper construction is wood-framed and the plaza, retail spaces and parking are supported by reinforced concrete.  The project has three floors of infinity framing at the three-story office tower. Both the office and residential buildings have green roofs with AC condenser farms.  The project is slated for LEED certification.

North Bethesda Market/White Flint Crossing

Located on Rockville Pike, across from the White Flint Mall, this project is an urban residential, mixed-use development with structured parking, extensive retail, a grocery store, and health club.

The complex includes a 645,000 sf, 24-story residential condominium building (the tallest in Montgomery County), and a four-story, podium-type residential rental building, totaling 440 dwelling units.  The project also contains 640,000 sf of structured parking in five levels of underground parking under the entire complex, and one level of elevated parking for 1,559 cars over the grocery store.  

The gross floor area of retail is 160,000 sf.  There are also two levels of above-grade and two levels of below-grade retail space under the high-rise tower, two levels of above-grade retail under the low-rise residential construction, and an independent two-story retail building and 60,000 sf Whole Foods grocery store.

Mosaic at Metro (Prince George's Plaza Metro Station)

Located next to the Prince George’s Plaza Metro station, this residential complex consists of seven four- and five-story, wood-framed apartment buildings containing a total of 264 rental units with elevators.  Two of the seven buildings were constructed above subway tunnels serving the adjacent green line Metro station.

The buildings feature eight different layouts (some with lofts) and a six-story pre-cast concrete parking garage.  Amenities include a two-story 7,000 sf clubhouse with an outdoor pool, fitness center, billiards room, business center and cyber cafe.

Liberty Center North Complex (Ballston Metro Station)

Mixed-use residential/commercial complex, consisting of two office buildings, two residential buildings, street level retail space, and underground parking for 1,988 cars, located at Wilson Boulevard and Quincy Street.

One Liberty Center is a 13-story, 316,000 sf office building and is 100% leased to federal government tenants.  The building is designed to meet GSA ATFP standards and is Energy Star Certified.  The Two Liberty Center office building is a nine-story, 177,000 sf office building featuring two-way post-tensioned flat plate construction with a column-free floor plan.

The development’s high-rise residential components are a 21-story apartment building (280,000 sf) with 11,000 sf of retail, and a 20-story (290,600 sf) condominium building with 9,000 sf street-level retail.  An impressive landscaped/hardscaped plaza serves the entire complex.  The entire development is served by five levels of below-grade parking totaling 750,000 sf.
