Renovation of an existing office building into an 11-story, Class “A” building, including the addition of a three-story vertical expansion and a new “ribbon glass” exterior facade. The building also features 18,000 sf floor plates that provide interior layout flexibility.
The vertical expansion design uses shallow structural steel framing to minimize floor-to-floor heights and loads introduced into the existing structure. Permit phased relocation of the elevator machine rooms, allowed continued occupancy by the building tenants, while maintaining operation of the existing penthouse mechanical equipment. Localized strengthening of the existing roof slab and a limited number of columns and foundations was required to accommodate the vertical expansion.
Additional modifications included cladding of the existing facade, the addition of a new curtain wall system for the additional floors, and updates to the building’s interiors. New interior features included updates to the lobby, restrooms, and common areas, and the addition of a fitness center and rooftop terrace. The building also includes an underground parking garage for a total of 132 vehicles.
